As part of British Land’s strategic upgrade to its portfolio of working spaces, we have undertaken a comprehensive refurbishment and Cat B fit-out across three buildings within the Broadgate campus: 10 Exchange Square, 155 Bishopsgate, and 199 Bishopsgate.

This project reflects British Land’s commitment to delivering flexible, connected, and sustainable workspaces with exceptional facilities and stunning panoramic views. The scope of work included the installation of new partitions to redefine spatial layouts, upgraded decorations and floor finishes for a refreshed aesthetic, custom joinery to enhance functionality and design cohesion, new power and data installations to meet modern workplace needs, and mechanical modifications to align with the latest layouts.

Internally, the scheme features a carefully curated mix of collaborative spaces, private meeting rooms, phone booths, tea points, and high workbench areas - providing diverse settings for a range of working styles. Reception areas have been designed to seamlessly integrate with the wider working environment, creating a cohesive and welcoming experience throughout.

This project was also the first to follow our client’s newly trialled procurement route - delivering a design and build project to the quoted cost within six months of receiving the brief. We have proven this approach to be a success, with the client now actively engaged in discussions with potential tenants.

Our design team expertly led the project from Stage 2 through to completion, delivering tailored solutions that embody British Land’s brand and long-term vision. The interior design balances neutral, natural tones with bold accents - striking blues and warm highlights - to create a vibrant, future-focused environment. The result is a fully fitted, furnished, and connected space, part of British Land’s 'work ready' offering, designed to meet the demands of modern occupiers from day one.
