We completed the extensive refurbishment of five floors of contemporary office space at Grosvenor Gardens for the Grosvenor Group; an international property developer, manager, and investor with an extensive portfolio of retrofitted buildings aimed at promoting social, commercial, and environmental sustainability.

SUSTAINABLE OFFICES

46-48 Grosvenor Gardens is a stunning mid terraced property in Belgravia with a classic stucco facade. It benefits from a triple height glazed atrium that provides natural light flooded floors, and two large roof terraces.

With the collaboration of novated design consultant Trehearne Architects, and Belshaw, Exigere, and TPS, the team have stripped out and renovated 16.5k square feet across five floors, including the refurbishment of the reception and core landlord areas on each floor as well as the installation of Cat A office amenities including end of trip facilities and cycle parking.

Based on the client's BREEAM Excellent goals, the design scheme has been thoughtfully planned around the existing building structure, to complement the buildings original features, provide the best possible working environments and the highest standards of office design.

A truly unique property, the building is all green powered with brand new VRV heating and cooling with a Hydrobox unit for hot water generation. Our M&E install programme worked around the architectural layout of the building and was installed discreetly to suit in with the heritage of the building. 

Boasting an EPC rating B, the property now benefits from being low energy and carbon efficient. We have installed early leak and fire detection as well as water saving features and energy saving lighting throughout.

Structural alterations included new roof steels, installed to suit the new fresh air ductwork route and weight load of new roof plant, which was delivered out of hours to ensure minimal disruption to TFL and coach parks located close to our demise. Enhancements to the external terraces included improved irrigation and energy saving power.
