Following the successful delivery of Norton Folgate for British Land, we were appointed by the client to undertake an 11-week project within 1 Finsbury Avenue, comprising the strip out of all Cat B finishes and then the return of the floor to the original CAT A.

Situated within the Broadgate Estate, this vibrant campus provides a wide range of amenities and is conveniently located near Shoreditch and the City.

1 Finsbury Avenue is a Grade II listed building offering over 250,000 square feet of office space spread across six storeys. Designed by Allford Hall Monaghan Morris (AHMM), the building features floors arranged around a bright, light-filled atrium and provides both private and shared terrace spaces.

The project commenced with a full strip-out of the existing Cat B space. The mechanical and electrical (M&E) services were retained, with modifications made to align with the new Cat A floor layout and exposed symmetrical grid.


Our scope of work included refurbishing WC facilities, replacing outdated fixtures and fittings, and wall tiles were either repaired or replaced to match the original design, giving the entire space a seamless and high-quality finish.

We were also tasked with refreshing the reception area, which included relocating and reconfiguring the existing reception desk with updated finishes, along with introducing new furniture and lighting to create a modern and contemporary aesthetic.
