We were appointed by Yuills to comprehensively refurbish and fit out 104 Park Street to provide high-class modern office space that pays homage to the buildings heritage.

As part of the project, the existing office building was stripped out and remodelled from the lower ground to the fourth floor, including the roof and external envelope. 

The structural works include infilling a light well, constructing an exterior terrace on the ground floor and installing a new elevator with an extended overrun to the roof and enlarged door openings to accommodate the 8-person lift. Previously, the building's existing 3-person lift was 100 years old and served only part of the building. With the new lift, staff can move effortlessly around the building with access to all floors. 

The installation of an extensive MEPV package required the replacement and strengthening of the roof as well as the creation of two dormer access points into the existing loft space to access the new equipment.

In addition to high specification ironmongery and contemporary furnishings, the building's ornate decoration is illuminated by modern lighting. The premium luxe specification throughout complements the building's baroque architecture and enhances its original decorative features.   

Each room can simultaneously heat and cool using the new VRV heat recovery system and is individually controlled allowing occupiers to make individual room temperature adjustments via their phones over a Bluetooth system.

Roof lights have been installed to increase natural light to basement level offices. All other artificial lighting is high efficiency LED temperature adjustable and controlled by presence detectors for maximum energy efficiency.

The External works consisted of re-pointing the entire rear of the building and reinstalling old style decorative features to the front as well as patch repairs to the brickwork. New high-end timber sash and case windows were installed to the whole building, our team took great care during installation to ensure the façade was protected in the process. French doors were installed at ground level to gain access to the newly created terrace area and security doors to the basement level.

The completed offices provide our client with an impressive high quality commercial asset that is respectful of the building's heritage while boasting state-of-the-art services and a contemporary interior scheme.
